Negotiation on Repairing Work Liability
Upon receiving Client's complaint, Sirmans will inspect the unit accordingly. If Sirmans finds that the Landlord should be responsible for the repairing works, Sirmans will discuss the details with the Landlord.
   
 
Answering Enquiries
Sirmans will answer enquiries from Client on all issues regarding property maintenance, management affairs and our services.
   
 
Emergency Service
  In case of any electrical breakdown or pipe burst, Sirmans will stand by on 24 hours asis to provide emergency service to Client .
The emergency service commission will be charged according to the following schedule:

Monday to Saturday : 19:00 - 08:59 (next day) HK$300 per hour
Sunday / Public Holiday : HK$300 per hour
Black Rainstorm Warning is issued / Typhoon Signal No. 8 or above is hoisted HK$450 per hour
   
 
Handover Unit to Landlord
  Sirmans acts on Client's behalf to discuss the Landlord about the procedure of transferring the unit to the Landlord. Should the reinstatement work is needed,
Sirmans will negotiate the terms with the Landlord and will supervise and monitor the working progress.
   
 
Repairing
  Further to the inspection, Sirmans will act as a supervisor and monitor to organize the follow-up repairing job if any defects are found. Monitoring and supervisory fees will be charged on top of the repairing costs quoted by our nominated contractors. The mentioned fees are summarized as follows :
Half day service
HK$500.00
Whole day service HK$800.00
Reinstatement
  In case of the Landlord requests any reinstatement work to be done after marching out, Sirmans will act as a monitor and supervisor again to arrange such reinstatement job with our nominated contractor. The required service fees are summarized as follows (normal) :

Report & Analysis
Sirmans can provide a set of Property Market Analysis Report and Analysis regularly for your reference so as to update the property market information.
The mentioned reports are as follows:

  1. Rental Analysis : which emphasis on the analysis of the current market rent of all the luxury residential properties.
  2. Quarterly Report : which emphasis on the quarterly analysis of office and luxury residential markets in Hong Kong. Annual Review : which depicts and analyses the overall Property Market for both Office Buildings and Luxury Residential Properties in Hong Kong over the past year.
